The 10-Minute Call That Prevents a $500 Surprise Bill

One of my first-time buyer clients who recently converted their primary residence into a rental texted me this last month, three days before their tenant moved in:

"Wait, I have to call Toronto Hydro myself?"

Here's what most people don't realize about condo ownership: the utilities don't magically transfer when you sell or rent out your unit.

For Toronto Hydro (and most utilities), here's the simple process:

  • Call them directly with your tenant's move-in date
  • Provide the tenant's name and contact info
  • They'll close your account and open one in the tenant's name
  • Takes about 10 minutes

The part that surprises people? You're responsible for usage until the transfer is complete. So if there's a gap, you're still on the hook.

The right approach: below is a closing checklist 30 days out.

Utility transfers are on there, right after "book your movers" and before "change your address with CRA."

Because the smallest details shouldn't create stress at the finish line.
