Will shopping mortgage rates with multiple lenders tank my credit score?

Credit Score Myth: Why Rate Shopping Won't Destroy Your Credit (If You Do It Right)

image

This couple wants to compare lenders before committing.

Smart move.

Their worry: "Will multiple pre-approvals tank our credit?"

Here's the truth about credit inquiries and mortgage shopping:

Hard credit pulls DO affect your score, BUT:

  • Multiple mortgage inquiries within a 14-45 day window (depending on the credit bureau model) are treated as ONE inquiry

  • This is specifically designed so you CAN shop around for the best rate

  • The impact is usually small (5-10 points temporarily)

The real risk isn't your credit score—it's time.

If you're comparing lenders over 3 months, you're outside that window. Each new pull counts separately.

My approach with first-time buyers:

  • Get pre-approved with ONE lender first to know where you stand

  • Once you're serious (found a property, ready to make an offer), THEN shop rates in a tight window

  • Work with a mortgage agent who can shop multiple lenders with ONE credit pull

What I see go wrong: Buyers casually getting "pre-approved" at their bank, then with an online lender, then with another agent—spread over weeks.

That's when credit scores actually take a hit.

The question isn't "will this hurt us?"

It's "are we doing this strategically or reactively?"

Ready for a strategic pre-approval?

Let's do this the right way—one pull, multiple options.
