It Doesn't Take 44 Years—But It Does Take a Plan

I saw this headline from the Toronto Sun last week. My first reaction: "That's not a housing market stat—that's a hope-killer."


And it's exactly the kind of narrative that makes first-time buyers either:


  1. Give up entirely, or
  2. Make desperate decisions they'll regret


Here's what I tell clients who feel defeated by headlines like this:


The "44 years" assumes you're saving alone, from scratch, with zero income growth, no partner, no strategic moves, and no creative solutions.


Real paths I've seen work for first-time buyers in the GTA:


  • Buying with a partner and combining incomes/savings


  • Starting with a condo or townhouse, not a detached home


  • Looking at emerging neighbourhoods instead of established ones


  • Using first-time buyer incentives strategically (land transfer tax rebate, FHSA, HBP)


  • Increasing income through career moves or side income


Does it take sacrifice?


Yes.


Does it take longer than it did for our parents?


Absolutely.


Does it take 44 years? Not if you have a plan and the right guidance.


The most valuable thing I do isn't just finding properties—it's helping people move from "this is impossible" to "here's the realistic path forward."


Optimism isn't pretending it's easy.


It's knowing what's actually achievable and building toward it without panic.
