This is a roundup, some of the critical news & issues for landlords and letting agents in the last 14 days:


The Welsh Government has introduced a notice period of 6 months. Landlords who wish to evict tenants in Wales will have to serve a notice which is now six months, only after the six months can a claim for possession be issued. Read more...


As expected, the six month notice period has led to frustration and anger from all quarters of the letting industry.


The Welsh Government has now introduced a loan scheme which tenants can access, and the money will be paid directly to the landlord or agent. 


In our view, this is not going to help with some bad tenants. Those tenants that have the means to pay, but just don't want to pay will not apply for a loan through the scheme. Read more.....


In England & Wales, the county courts were required to list possessions claim in 28 days. This has now been deleted from the court procedure, and the county courts will list possession claims to be heard when they are able to.


While we are the subject of possession claim, we remind all members/subscribers you are required to file & serve a "Re-activation notice" if you currently have a possession claim in the county court.


All new possession claims that need to be issued, you should send a means form to the tenant to ascertain how COVID-19 has impacted the tenant's tenancy, before issuing the possession claim?


Failing to do this could delay your possession claim.


Best of our knowledge the Government has not published a prescribed "re-activation notice" or a "means form". If the Government does at some stage, provide prescribed documents you should use the prescribed version, until then you can use our documents which are free here....


Finally, we have written to the Government requesting them to introduce a "property bounce back grant". A grant that will not have to be paid back. This will help the landlord, tenants, the courts, the broader economy. Read more.....
