A few things I've been enjoying lately

Hi ,

Hope your long weekend is off to a calm start. This past week I've been taking the kids around Toronto to different parks - running around, climbing little hills, just burning off energy the old-fashioned way. Honestly, half the reason is...to keep them off Roblox and away from those "brainrot" videos for a bit. Worth every scraped knee. 🙂

So instead of my usual, I thought I'd share a few things I've been enjoying lately - some good stuff I think you'll like too.

Something worth reading

"Can Your Condo Board Police Who Sleeps in Your Home? This Mississauga Building Has a Rule That Does" by Bob Aaron for Move Smartly. Picture this: family comes to visit, you put them up in your spare bedroom - but a building rule says a guest can only stay one night per calendar month. One night. After that, you need written permission from the board. It's a real rule in a Mississauga building, and it raises a bigger question worth thinking about before you buy into any condo: how much say does the board get over your own home? If your building passed a rule like this, how would you react? Here's the article: https://insights.movesmartly.com/articles/can-your-condo-board-police-who-sleeps-in-your-home-this-mississauga-building-has-a-rule-that-does

A channel I can't stop watching. If you own a home - or you're planning to - Home Repair Tutor is a goldmine. Jeff Patterson breaks down repairs in plain English, so you either feel confident doing it yourself or at least know what you're paying a pro for. Either way, you feel less at the mercy of it. Worth a subscribe: https://www.youtube.com/user/HomeRepairTutor

Something I made for you. I made a TikTok answering a question someone posted on Reddit. He owns a small condo, recently got serious with his partner, and she wants a bigger place outside the city. His problem: if he keeps the condo and rents it out, he loses money every month - but if he sells, he's taking a loss of over $100K versus what similar units sold for. Two bad options, no clean answer. Here's how I'd think it through:

That's it for now. No pitch, no pressure - I just like sharing things that make this whole homeownership thing feel a little more manageable.

And if you ever have a home or mortgage question rattling around in your head, hit reply. I'm always happy to be a sounding board, whether you're buying next month or just thinking someday.

Talk soon,
