"I offered 8.5% under asking. They said no. Now I want to offer MORE. Is it too late?"
This buyer found a house that had been sitting for 2+ months, price-dropped three times, needed $50K+ in work.
They offered 8.5% under asking. Sellers said no and re-listed after doing upgrades.
Now the buyer wants back inโbut would need to offer $15K MORE than the first attempt.
Here's what I'd tell them,
The market has given you information:
The sellers aren't desperate (they invested in upgrades instead of accepting lowball offers)
The upgrades reduced the renovation risk you were pricing in
Your original offer was based on OLD dataโthe house is different now
The question isn't "Is it too late?" It's "Is this still the right house at the new price?"
What I see happening: Buyer's remorse disguised as renewed interest.
They're not more interested in the HOUSEโthey're upset they "missed" it.
And now they're willing to pay more just to avoid the feeling of losing.
My advice:
If the upgrades genuinely make the house worth $15K more to you, make the offer
If you're just chasing to avoid regret, walk away
Talk to your agent honestly: "Am I making an emotional decision here?"
The sellers were stubborn about price.
That's fine. But you don't need to overpay just to prove you were wrong.
