I have a client who purchased an investment property in Nicaragua, and the delivery date is set for delivery Feb 2024; however, they need to exit the property before construction finishes for personal reasons.


It's a beautiful 2 bedroom single-family home right by the beach in a gated community. Expected rental returns are 14.25% net-net after all expenses.


The selling price is $169,900 USD, non-negotiable.
