As far as business is concerned we had 1 client go under contract this week. Duplex in Onley section of Philly. 2+2 with the possibility of creating a 1 bedroom owners unit in the basement if we do away with the 2 car attached garage and move the washer and dryers into the units. Of course, I say do it! I'm a basement dweller all day. Short term sacrifice for long term rewards. Property is being purchased via the NACA mortgage and the client will end up with an interest rate less than ... 2% of a 30 year fixed conventional mortgage. Will also be getting the Philly grant at the max value of $10,000! The Finesse is beautiful, I love real estate. House is a massive cheat code.⁠
