Ref: Important Reminder for Welsh Residential Landlords


We would like to remind all landlords with residential rental properties in Wales that changes to occupation contracts came into force on 1 June 2026.


The new legislation introduced two additional fundamental terms relating to:


• The right for children to live in or visit the dwelling.

• The right of contract-holders to claim benefits.


Where an occupation contract was already in place before 1 June 2026, landlords are required to provide contract-holders with either:


• A Written Statement of Variation; or

• A complete updated Written Statement incorporating the new terms.

The deadline for providing the required documentation is 14 June 2026.


If you have not yet updated your Welsh occupation contracts, we strongly recommend that you do so as soon as possible.


The British Landlords Association has made the necessary documents available for members to download, including:


• Written Statement of Variation (June 2026 Amendments)

• Periodic Standard Occupation Contract

• Fixed Term Standard Occupation Contract

• Additional Welsh landlord documents and guidance

Failure to provide the required documentation may result in statutory compensation claims by contract-holders and may affect a landlord's ability to rely upon certain possession procedures.
