Is this too high?

Hi ,


"Is this too high?", this was asked by Invest with Pete members in my recent livestream.


What are they referring to?


Real Estate Prices, Property Prices, Home Prices, you name it. I will use property prices for now.


Indeed with the property prices in Singapore hitting an all time high, it naturally prompts people to think if it is time for the property prices to fall?


Frankly I don't think so because Singapore passed 7 of my 8 Factors Property Checklist.

While my view on Singapore property is still pretty bullish, there is one thing that stopped me from buying more properties in Singapore.


Additional Buyer Stamp Duty - ABSD (the dreaded four letter word)


With a property under my name, I would have to pay a stamp duty of 17% to buy a second property and 25% for a third property or more.


Even with my bullish view on Singapore properties, 17-25% stamp duty is simply too much to bear!


Therefore I have looked outwards to build a global property portfolio. In fact, last December, I shared that I took profits from the stock market and reallocated into properties.

It turns out to be the best investments for my portfolio in 2022. With almost all asset class in losses year-to-date, my property portfolio held strong. I even took some profits recently by selling two of my industrials properties.


While my industrial properties have provided good rental yield of 5.5%, the short lease of 40 years have always bugged me. I know that I cannot hold on to these for too long.


So I took the 6 figure profits and reallocated them in my global property portfolio. And the first country is United Kingdom.


Why UK, You asked? Because it checks all the boxes in my 8 Factors Property Checklist. Yes, even beating Singapore.


Was it a rash decision? Absolutely not. Rather, it took me 6 months of research before I pulled the trigger.


Since I have already done the research, I thought why not share it with my community!
