But in case you are too busy to watch the whole video, here is a quick summary (but watch the video for details)


  1. HDB flats prices are likely to drop to a new level - HDB has planned for huge supply of 100,000 flat by 2025. This is no small feat and comes with big impact. It will add roughly 10% of supply in just 3 years. In 2023 alone, it is adding 23,000 flats.
  2. $1mil HDB will be a bad investment - Yes, I have said it. Those who paid sky high prices will take a long time to recoup it as the whole gov't is behind the effort to bring down prices. In short, don't fight the biggest player in the HDB game.
  3. My clients and students are now actively cashing out of their HDB - For those who already had plans to upgrade to private in the future, I have told them to hasten their plans. Sell high before the HDB market cools off.
  4. Private properties prices are likely to continue to rise steadily - This is counter-intuitive but it will NOT follow the HDB prices. Too many reasons to state here so do watch this segment here.
  5. March FOMC will determine the interest rate for 2023 - I expect two more rate hikes before Fed pauses but I don't think they will pivot. However, once interest rate starts to drop back down, I do expect private property prices to jump.
