You're not alone.


Almost every investor we talk to asks us the same thing:

"When you hear about a deal in X zip code, would you call me first?"


If you're struggling to find opportunities right now, here are a few things we'd recommend:


Change up your marketing.

Authenticity still wins. Think handwritten letters. The good news? You don’t actually have to write them yourself. Companies like BallPoint Marketing create postcards that look handwritten and perform really well.


Leverage AI.

Use it to speed up admin tasks, brainstorm content ideas, and better understand market trends. If you want to go deeper, you can even build a simple AI assistant to help manage emails. Coach Carson recently shared five great examples worth checking out.


Get in front of people.

Yes, it takes time, but deals often come from conversations. There are plenty of investors with one property in their portfolio that’s causing them headaches. If you can solve that problem, it might turn into your next opportunity. A classic book that still applies here is How to Win Friends and Influence People.
