New Listing: Kitchen Renovation Franchise (Again)

From the Desk of Josh Grode Wolters, MBA
Last week I sent this email out, but somehow managed to forget to change the photo and title. The rest of the content was correct, though. At least you know these emails aren't AI generated! Heck, they're not even professionally created---just a business broker who knows how to copy and paste. Much like a monkey with a typewriter. ☺
I think I'm in good company, though. Last week I got a birthday message from my bank. (Spoiler: My birthday isn't until February.) A few minutes later they sent an apology because apparently their entire customer list received the same. My version of 'making this right' didn't include a follow-up email apologizing for the mistake. I think there's a time and place for that, but I didn't feel this error warranted clogging your inbox further.
That brings me to this new listing...again. I received a number of interested replies, but I want to make sure I'm providing my client with the best service possible, so I'm revisiting this listing. The owner works the business full-time, but they are managing the company, not doing much of the actual renovation and remodeling. What's better is that there's an entire branch of the business that this company is not currently working in. Finally, this is the type of business that loves a recession because business increases as potential customers see more value in repairing instead of replacing. I know there are some folks still concerned with the future state of the economy, so hopefully this clams some of those fears. I'm actually not worried about a debilitating recession in 2024, but what do I know? I'm just a monkey with a keyboard.

The remodeling industry is booming; this is your chance to get in on the action! This franchise has a low-cost entry and high potential profit. Primary services include floor refinishing and sanding, cabinet refinishing and cabinet door replacements, and other furniture and door refinishing. The company offers excellent service and an opportunity for homeowners to refinish, repair, and remodel instead of remove or replace. The business has experienced a 35% growth in revenue in the last three years.
Facilities:
2,200 sq ft shop space is currently leased and available for a new buyer.
Competition:
There is little competition in this space in the area. There is no other company that offers this exclusive package of services.
Growth & Expansion:
Over the years the company has mostly concentrated on residential customers. There is a huge market for commercial work that could be tapped into. There is also an ancillary service available from the franchise that is not offered currently.

This is a very unique situation where the seller has an SBA loan locked in at a very low interest rate that could be assumed by a buyer in order to cover some or all of the purchase price.
Reason for Selling:
Retirement
As always, I'm looking forward to hearing from you soon!
Happy Friday,
Josh
