Privacy is one of the top concerns when it comes to the comfort you and your family experience when living in your home in Hamilton, Ontario.

"An important topic of discussion on fence and deck construction by Bearder Construction in the Hamilton and Waterdown area."

There is nothing worse than constantly feeling like your nosy neighbours are peering right in your window. Beyond your comfort level, privacy is also essential when it comes to selling your home.

That is why you want a reliable, and stylish private fence. Another thing that has genuine real estate value is a beautiful deck.

And, despite what you might think, you don't need a pool to have an attractive, functional deck.

Building a Fence for Privacy

Having a fence added to your home in Hamilton is no small expense, that doesn't mean it will cost an arm and a leg... You get what you pay for.

But it's an expense that provides significant dividends. What we mean is that a nice fence will not only make you more comfortable in your home, it will also increase your home's value and make it more attractive for those looking to buy.

How Much Does Building a Fence Cost?

The short answer is, it depends. Factors that can impact the cost of your fence include:

  • The length of your fence perimeter (measured in linear feet)
  • The type and material of your fence
  • The costs of your fence materials could range anywhere between $1-$45 per linear foot, and the average backyard perimeter is 150-170 linear feet. Front yards are typically smaller, but it depends on your property, of course.

You'll also want to think about how high you want your fence to be. Front yard fences in Hamilton, Waterdown and other parts of Ontario are typically 3 feet high, while backyard fences are on the taller end, ranging from 6 to 8 feet.

The price range for a typical fence, in other words, is anywhere from $1,500 to $5,000.

What Types of Fence Materials Should I Use?

One of the major considerations when it comes to building a new fence in the Hamilton area is the type of materials you'll use.

If you go with something cheap like barbed wire, that can be fine if all you are trying to do is keep out wild animals, but if you are looking to improve the appearance of your home, increase its value, and give yourself more privacy, then you should consider more substantial options.

These include:

  • Wood: Wood fences are moderately priced and can be great for privacy as you can build them with little to no spacing. Using Sienna pressure treated lumber, you can build a great fence or deck for a very reasonable price. You can also put wood fencing around your outdoor deck for another layer of privacy. Depending on the type of wood you use, wood fences can require some moderate annual maintenance if you want to keep them in decent shape. Wood fences will age over time and will eventually require replacing.
  • Vinyl: Vinyl fending is expensive, decorative, and low-maintenance. You have probably seen vinyl fencing around pools, decks, and in front of some houses. It is a shiny fence material that comes in many colours. Vinyl fencing is very low maintenance and usually only requires you to hit it with the hose once in a while to rinse off any dirt.
  • Aluminum: Aluminum fencing is expensive and can look very nice in certain circumstances. One of the positives about aluminum fencing is that it is fairly low maintenance when compared to other types of metal fences.
  • Wrought Iron: Wrought iron fences can be very expensive and high maintenance. However, for certain styles, they are a must. Other then their strength, Wrought Iron Fences are usually chosen for their old-fashioned style.
  • Composite and or Trex: Composite of Trex fences can be stunning. They can be made to look like stone, wood, or whatever you'd like. If you are looking for all of the privacy and appeal of a wood fence without any of the maintenance, go with a composite. Composite and or Trex fences are, however, quite expensive.

Will a Fence Increase My Home Value?

Having a fence is a big perk for many millennials, who tend to love and have more pets than previous generations. One study found that the desire to have a yard and space for their dog influenced 33% of millennials' decision to buy their first home.

Privacy is also high on many homebuyers' lists of "wants." In more urban areas, privacy fences are popular. Homebuyers like to be able to picture themselves relaxing in the backyard without the watchful eye of nosy neighbours, and a privacy fence can aid in doing just that.

If you live in a neighbourhood like many areas of Hamilton, Ontario, homeowners appreciate privacy fences, so they have some space of their own.

Another great thing about fences is they increase your and your family's security. A fence of any kind can be a useful deterrent for potential invaders, but a privacy fence keeps your house and property concealed. Thieves and house burglars are less likely to invade a home where they cannot see valuables or easy access routes.

If your property and home are surrounded by a tall, closed-off, and sturdy fence, then burglars will likely move on. And, while most fences can keep your children and pets from leaving the safety of your property, a privacy fence will provide even greater protection as by keeping your family safe inside the fence's boundaries, it will also keep out anyone from the outside.

What about Decks?

Decks provide homeowners with an outdoor hangout spot where they can use gill, host gatherings, and more. When considering building a deck, you should do so first if you are going to use it yourself, and second, if you think having a deck on your house will help it sell fast.

While one report showed the value of a deck might not substantially increase the value of your home, it does seem to decrease the amount of time your property may take to sell by increasing the number of potential buyers interested in your home.

To get the best possible return on your deck, you should add outdoor lighting and seal your deck to ensure a longer life for the wood.

You should not build a deck so large that it overtakes your back yard. You want space to move around with family and friends while also providing enough backyard for potential buyers. Also, to make the space even more active, consider adding a fire pit to your deck!
