Coaches Corner
First, I want to congratulate everyone who helped with the Semper Fi & America’s Fund fundraiser we did in conjunction with Memorial Day Murph. We were fortunate enough to raise right at $4000 to donate to a very noble organization that helps many veterans across the nation, and even people in our very own gym community.
Now that summer is in full swing the temperature will inevitably be rising on us. Our “Big Ass Fan” has been delivered and is currently being installed. This will no doubt help with the comfort level inside the gym.
In addition, any time the temperature gets above 88 deg inside the facility we will turn the AC on, set it at 85 deg and close the garage door. Even with these amenities, it is still important to prioritize your hydration level and make sure your intake is adequate for exercise on a day to day basis.
With summer school breaks and people trying to get out of the valley to beat the heat, I would encourage everybody to prioritize the gym while they are in town and able to. Our programming is designed to be able to be done all 6 days a week if desired. Traditional “CrossFit” style programming follows a 3 day on and 1 day off cycle. However, I encourage all of our members to take advantage of one of the opportunities that we offer that virtually no one else has at their disposal.
On Thursdays, one of our DPT’s (Doctor’s of Physical Therapy) does a mobility seminar on a certain joint or movement pattern, or a functional fitness skill progression as it relates to human movement capacity and efficiency. This is coupled with a steady state recovery workout, which is not designed to be overly taxing on your nervous or musculoskeletal system. Whether your fitness goals are for long term health and vitality, performance inside the sport of CrossFit, or just to look and feel your best. This is something to not be overlooked!
Please Welcome

Anatomy Optimized
Hello! My name is Dr. Trent Kucera and I am a physical therapist here at Anatomy Optimized. I am officially full-time at the gym and couldn’t be happier to be a part of this community. In light of recent events, I feel this is a fitting topic for the month. It is apparent that mental health issues are becoming more prevalent in our country.
The Boston University School of Public Health (2021) reports that depression rates have risen to 32.8%, affecting approximately 1 in every 3 Americans. We know that therapy and counseling are of the utmost importance when it comes to dealing with mental health issues, but what can we do as a fitness/wellness community?
Well, a recent meta-analysis by Bourke et al concludes that “acute bouts of physical activity can significantly improve affective states in people with depression.” The positive effects of physical activity seem obvious to those who frequently exercise.
Nevertheless, we now have 18 separate studies backing what we can provide as a clinic and gym. Exercise is only one component of treatment, but it is one that works and comes with other benefits. As a clinician and coach, I have observed the welcoming and engaging nature of the gym. Let’s continue to foster that environment to help facilitate improvements in physical and mental well-being.

Mom’s Minute
Us old people with kids like to talk about the weather. Its no secret that here in Arizona, the summer months can be brutal. There is no beating the heat, but there are a few ways to make it more tolerable. This is especially important for us moms to be aware of. Kids can’t regulate their body temperature as well as adults and don’t have developed sweat glands. Keeping this in mind and keeping them cool should be a priority for parents over the summer months.
Here are a few things that we have implemented in our household that have been effective. We have experimented with freezing different fruits for snacks like watermelon and grapes that the boys like. Keeping everyone hydrated is obviously important so we have made popsicles out of Gatorade and Pedialyte.
Our favorite splash pads are at Desert Ridge and Scottsdale Quarter. Both are very nice, super kid friendly, and you can always sneak in a little shopping! Both locations have great spots for restaurants too! If we are going to try to spend time outside, we also try to do it in the morning hours (ideally earlier than 11 am) before the sun is overhead.
Last but not least, camping has become one of our favorite weekend activities. Getting out of the valley and up into a little elevation can be an inexpensive way to get out of the heat and explore the state. Our two favorite campsites are Manzanita, just outside of Sedona and Bonita, just north of Flagstaff.
To wrap up this month’s column, I would like to thank the other mama’s who have written content and given their advice. More content to come! Stay cool everyone!

Where Did My Hair Go?
A few people have asked me why I don't wear my hair down. Why it's always up in a bun. Well the answer is simple... I'm embarrassed to wear my hair down.
One thing I didn't know about losing an excess amount of weight is something called telogen effluvium. It is when your hair follicles become inactive due to your body mass changing so rapidly.
I started to notice my hair falling out in March of 2021. Right after I hit my 100lb off mark and almost one year into my journey. I didn't think anything of it at first, but by June of 2021, I had lost about 60% of my hair and I could see a wide gap to my scalp if I parted my hair. I. cried. a. lot.
I had no idea what was happening to me and I thought I was going bald. My close friends tried to console me... but telling a female to wear a wig isn't the best advice when she's losing her hair.
Luckily, after some research, I learned it can be temporary and hair can start regrowing within 6-9 months. I'm starting to see baby hairs grow but I've noticed my hair consistency change... I used to have stick straight hair and now if there is any instance of humidity I get those little curls toddlers have when their hair is first growing in.
I don't know if I will ever have the long thick hair I used to have, especially now that I'm getting older, but I'm hopeful that it will.
Have you ever had an experience with this? If so, please reach out to me, I would love to hear your story.

Hello again, Fortified Family! Madeline and Vincent are back with the MAV Team update on the Pulse on the Valley. This month, we wanted to really take a deep dive into the local real estate numbers and compare this year’s numbers to last year at this time. So all you math nerds get ready…. :-)
Many of you have probably heard by now…. “Our housing market is changing!” But what does this mean and how quickly is it changing?
BUYERS: It’s the moment you’ve been waiting for, less competition and more supply in Greater Phoenix! Active supply is up 40% from this time last year, but all that gain has been achieved over the last 6 weeks with an increase of 45%. This is an enormous change from April’s report where supply was only up 16% over last year and still below the count reported on January 1st. As of this report, the supply count is 7,157, still 72% below normal for this time of year but rising quickly.
The annual change in inventory is impressive, but it’s the short-term growth that is sending shock waves throughout the market. Inventory listed between $400K-$500K is up 35% in just 3 weeks. Counts in all segments between $500K-$1M are up 99% in 6 weeks and the count from $1M-$1.5M is up 54%, also within 6 weeks. Not all price ranges are rising in inventory. Properties listed below $400K are still flying off the shelves and declining in supply.
SELLERS: The market is in the early stage of shifting out of an insane seller market and into a mere frenzy seller market. Before we know it, it could be a regular old hot seller market where properties still appreciate but take multiple weeks to sell, buyers don’t waive their appraisal contingency, and sellers happily pay for home warranties. But before all of that happens, it starts with one simple act from a seller, a list price reduction.
As inventory has risen at a fast pace over the past 6 weeks, so have the number of weekly price reductions as sellers compete for fewer buyers. Listings between $400K-$500K have seen a 103% increase, with the median price drop at $13,000. Price drops in $500K-$800K range increased 157%, with median drops between $16,000 and $20,000. Drops in the $800K-1.5M range increased 125%, with a median drop between $25,000 to $50,000.
What does all this mean for our real estate market?
For the first time in 2 years, the total number of listings available exceeded 10,000. With that being said, the number of active listings is still well below “normal” right now, but if it keeps increasing at the current monthly rate, we would be looking at more than 26,000 active listings without a contract within 2 months. This means that by the beginning of September we would not be a seller's market, unless we also saw a recovery in demand.
***If you have any questions on the market, are thinking of buying or selling, we are a quick call or text away! - Or you can usually catch us at the 6:15pm class!
