Anatomy Optimized
A recent collaboration between *train.red* and *wod_science* analyzed changes in pacing strategies using Near Infrared Spectroscopy (NIRS) during the Benchmark WOD Karen [150 wall balls for time].
NIRS, in short, is a type of technology that assesses the oxygenation or de-oxygenation of red blood cells. This becomes important in exercises requiring a high utilization of blood oxygen over time. As blood oxygen levels become depleted the ability to sustain exercise for longer periods of time are reduced. Therefore the question is: “How does one keep blood oxygen levels high or maintained in order to sustain more intense and longer periods of exercise?”
By placing athletes through two different pacing strategies they looked at that very question.
Strategy 1: One big set (50 reps) followed small sets and then by the “survive and hang on” strategy
Versus
Strategy 2: Small sets (8 sets x 12 reps) followed by 54 reps “all out”
Results: Not only did strategy two perform 1 minute and 3 seconds faster (14% increase) but total blood oxygen was utilized more efficiently and less quickly.
What is the take-away? There are instances in CrossFit WODs where
breaking the workout initially into smaller sets out-performs the “full
send and hang on” method that is often seen.

The holidays are hectic and nobody likes that overloaded desert anyway. Just make rice crispy treats. They are cheap, easy to make and they taste good!
The end!

Getting Ready for the New Year
The New Year is always a time of New Year's Resolutions and that determination to do something big.
I encourage you to ditch that thinking. If you're looking to make a big change, do it in small ways. If you want to lose weight this new year, start with working out three days a week. Then in a month, change something in your nutrition. Then in another month make another small change.
Those small changes are what lead up to the big change you're looking for.
Merry Christmas and Happy New Year!!

For this month’s newsletter, Madeline and I wanted to take a more in-depth look at selling your home during the holidays and some pros and cons of what you can look forward to. Homes are continuing to sell here in AZ and the holiday season will be no different.
As always, you can find more AZ specific real estate info, helpful tips and tricks at MAVrealestate.com or visit us on IG @MAVrealestate.
Housing Market Trends During the Holidays
Historically in AZ, home sales fall in the winter months. It makes sense, as people are traveling, hunkering down with family, or celebrating holidays. If you do decide to sell your home over the holiday season, take note that it is now officially a buyer's market here in the valley, meaning there will likely be fewer offers on your home than during other times of year, and they may be lower.
Also worth noting is that while Christmas may be the most prominent holiday in the U.S., there are many others that follow religious practices or decorum. If you are entertaining potential buyers during this holiday season, it may be worthwhile to learn about different holidays and practices so you can prepare to be a respectful seller or otherwise mindful when talking shop.
Pros and Cons of Selling Your Home Over the Holidays
Pros Explained
- Much lower competition: Reduced inventory over the holidays generally means less competition from other sellers. You may benefit from the lack of inventory on the market through the holidays.
- Eager buyers: If someone is buying in the winter, it's probably because of a sudden change in their circumstances, such as a job change or moving to be near an ill family member. They're probably motivated to get the deal done quickly.
- More time for showings: Many people take time off over the holidays, so you may find it easier to squeeze in showings during off-hours than you would during the summer, when everyone is working or taking vacations.
Cons Explained
- Low offers: First-time homebuyers, not knowing any better, could think you are desperate. Buyers might try to negotiate or give you a lowball offer.
- Harder to keep your home looking good: The holidays are an inconvenient time to be ready for a home showing at a moment's notice. Not everybody wants to keep the house spic and span when cooking, wrapping gifts, and throwing parties, and outdoor curb appeal is much harder to achieve in the winter…especially when the kiddos are out of school!
- Fewer buyers looking: You're appealing to a much smaller list of buyers who have specific needs that your home might not match.
- Holidays slow down lenders: It's almost impossible to close a financing transaction in December if the offer is received mid-month. Buyers who want to close after the New Year will probably make offers in January.
