40-years of demand is rushing into this one country

Hey, I'm in Northern Cyprus!
Just wanted to send you a quick message and let you know that I made it safe to Northern Cyprus with my family. Very long journey to get here, but it was worth it.
I am over here in this part of the world looking for deals for our community, today I went and saw half a dozen projects and didn't see anything I liked. Most would not interest our community.
But that's okay, it's part of the process. For every 20 deals (30, 40, 50?) that I see, I say "no" to 19 of them.
So many deals I view around the world just don't cut it, I have a 40+ point checklist of what I am looking for, and if I don't secure what my investors are after, I walk away.
Saying all of that, I am still incredibly bullish on Northern Cyprus as a region, there are many interesting factors at play here...
It's Europe, but not really. There is 40 years of pent-up demand (and development potential), but it really just opened up in the last decade. It's on the Meditarian, but not Meditarian prices. It's its own self-governing sovereign country, but no other country recognizes it (except for Turkey). I don't know, it's just this super interesting mix.
My friend and colleague Thorsten, calls it an outlaw state. And I get that, its borders are open to money from Russia, Kazakhstan, Iran, and other countries that get shunned by the rest of the world. But they don't care here, they accept the investment and the place is heaving with capital flooding into the country.
The people are lovely, the food is amazing, the sea is stunning, and the prices are great. So much potential.
Anyways, I am over in Northern Cyprus, Turkey, and the Western Balkans for 5 weeks for work and research.
I have a few conferences and events I am speaking at and attending. I have in-person meetings set with bankers, lawyers, property developers, accountants and other relevant contacts in the region, and I am going to document as much of the trip as possible and share it with you guys.
The next month or so should be a very different mix of countries I am talking about; plus with the Wife, 3 kids, my Mother, and our nanny, it should be a full on adventure.
