What Can You Expect From Panama Real Estate?

Feb 02, 2023 1:26 pm

I've had a number of subscribers attending my Birthday Party on March 18th ask how they can make the most of their trip; view some real estate, and maybe even learn more about residency here.

My first suggestion for anyone interested in Panama is to speak with my colleagues at Punta Pacifica Realty:

This is valid for those coming down to party with us in March or those just interested in Panama in general.

They are the largest realty company in the country and are used to working with foreigners looking to invest or relocate to Panama.

The owner is a Canadian and a personal friend of mine.

I think it is reasonable to expect around a 6% return here in Panama on long-term rentals and around a 10% return on short-term rentals.

That is net net. So nothing to sneeze at...

And, of course, that is just the income. The value of the property itself should keep up with inflation.

It beats having your money stuck in the stock market losing value like crazy...

But you may have heard that you can't do short-term rentals in Panama City?

Certain buildings here are actually licensed as hotels and therefore qualify for Airbnb and the like.

So it's vitally important to know what buildings you can do short-term rentals and those you can't.

Punta Pacifica Realty has relationships with the city's best developers and can secure attractive properties, places that will rent easily and will be extremely liquid when it's time to sell.

As anywhere, it comes down to the area you buy in, and more than that, the specific building and the reputation it has with the expats and multinational companies.

Because of the Panama Canal, this place is an expat hotspot, and all the big multinationals have their regional offices for Latin America in the city.

If you buy in the right building, you will do very well for yourself:

The best way to secure a residency here in Panama is to have a quality rental property that makes financial sense and will allow you to qualify for immigration on the side.

They have an info guide you can download here if you are interested in Panama.

Speak soon,

Mikkel

PS. There is still time to grab a ticket and come to party with us on the beaches of Panama; we are at about 100 confirmed guests from around 20 countries. It's going to be one hell of a party. You can learn more here:
