Jim has inherited a boarding house, just off campus from a small arts college. The house needs some work, but he’s willing to roll up his sleeves and fix it up. With the help of the two women who work at the house, Jim thinks they can be ready for boarders in the fall.

The task will get done even faster when the beautiful boarder Chantelle shows up, eager to help. She’s also eager to learn more about the relationship Jim has started with the beautiful ballet student, Madison, especially since Madison wants to share Jim with her friend.
