Happy Monday !!!

This week in Real Estate: And just like that January is gone. And by the end of this week ... we will be halfway through February. Time for me seems to be FLYING!
The good news: we bought another property to add to the portfolio. This one was in the Southwest Section of Philadelphia. This will be a conversion play meaning we are taking it from a single-family and converting it to multifamily by right. This method has helped me grow my portfolio much faster than most. The demolition starts this week and we will begin framing in the middle of next week. You can catch more of the property and settlement on my Instagram page here and here.
The bad news: I have been suffering from depression since I didn't get to buy Game Stop or AMC stock BEFORE they went up to the moon in price. Let's say I had $30,000 sitting in the bank waiting to be put down for the southwest property right. On Jan 14th Game Stop shares were at $40/share. With 30k I could have bought 750 shares. (Let's throw away 50 shares to cover trading fees so 700 shares in total). By Jan 28, the shares were at $193. So 700 x (193-40) = $107,000 in profit. don't get me started on dogecoin.
Disclosure: None of these increases make any sense from a technical standpoint. This is purely speculation. There is a ton of risk involved. Real Estate for me makes much more sense so that is where I invest 94% of my money ... the other 6% is waiting for the next Game Stop Stock rising.
