I drove around with something dead in my car for days

Hey,


This is gonna sound gross, but stick with me.


For a couple of days my car smelled terrible.

Like… something died and didn’t bother telling anyone.


I kept trying to fix it.


Checked under the seats.

Cleaned out the door pockets.

Hit the car wash.

Vacuumed everything.


Still smelled awful.


My wife thought it was just some snack wrappers from Sam’s Club. That explanation felt reasonable, so I went with it.


The next day I opened the trunk.


There it was.


A fully decomposed rotisserie chicken… fuzzy, nasty, sealed in its plastic container… sitting quietly in a cardboard box.


🤢 Problem found. Smell gone.


And immediately I thought about real estate.


Because this is exactly what I see happening in most investors’ businesses.


They’re driving around with “dead leads” in their CRM.


Sellers asking too much.

Properties that don’t work as cash deals.

MLS listings with too much debt to sell the traditional way.


So they label them junk… move on… and spend more money trying to replace them.


But those leads aren’t dead.


They’re just not cash deals.


And that’s where sales skills and creative financing come in.


Seller Financing.

Wraps.

Lease options.


Those strategies don’t rfequire perfect equity.

They require better questions and better structure.


Same lead.

Different outcome.
