We wrapped the existing loan, created a seller carryback for their equity, and structured it as an Agreement for Sale with a 7-year balloon. The seller now gets over $400/month cashflow. The buyer gets the property with a great interest rate and rental income.
And us? We're splitting an $18,000 down payment 50/50.
