Sometimes the difference between a dead deal and a six-figure month comes down to one question:
“Do you know how to structure this creatively?”
Here’s the quick version of what you’re about to discover:
- ✅ How a “lost cause” deal turned into a payday for everyone involved
- ✅ The secret move that kept the seller calm, the buyer happy, and the client paid
- ✅ Why learning creative real estate is no longer optional if you want to thrive right now
So here’s the story…
I got a call from a client in a full-blown panic. Not just any client—this guy is the Godfather of Wholesaling. He’s building a new venture, payroll was looming, and this deal was supposed to cover it.
The problem?
The buyer was locked in—HUGE down payment ready—but they refused to close unless they could “assume the mortgage.”
That’s not a Subject-To. That’s an actual assumption through the bank, and it takes twice as long. The seller was stressed. The dispo manager sounded like he’d just watched his commission swirl down the toilet.
That’s when they called me—the Deal Doctor.
After a few quick discovery questions, I knew the move: structure it as a lease purchase.
- The buyer dropped off non-refundable option money.
- The seller got cash in the bank, plus payments covered.
- The client got paid.
- And the buyer gets the home once the assumption closes (they’re solid—great credit, income, reserves).
Everybody wins. Wrapped up with a bow.
Moral of the story:
If you don’t know creative real estate, you’re playing the game on “easy mode” and leaving a fortune on the table.
Here’s the truth:
- There are 50,000 more sellers than buyers right now
- It’s $750/month cheaper to rent than to buy
- The average first-time buyer is now 38 years old (not 28)
You owe it to yourself (and your sellers, and your buyers) to master these tools. It’s not rocket science. If you’ve ever wholesaled a deal or bought a house, you can do this.
